Thanks for reaching out @Jared Boundy. Be happy to get together, not sure we’re actually in the same area though. I moved a while back to White center to be closer to the airport I work at. I assume you’re up near the Bothell/Lynnwood area?

This may be somewhat unorthodox but in the interest of saving myself some time I’ll ask.

Is there someone (or a couple someone’s) that are actively involved in multi-family/apartment property investing that would be willing to give up some time and go through the nuts and bolts of this market with me? Happy to provide coffee or lunch :)

All the books I’ve read so far just don’t apply to areas like this it seems, unless you’ve got $500k to plop down. I have a full time career that keeps me fairly busy but I do have enough time to devote to starting something new. Just feels like I’m groping around the dark up here with the real estate world.

Thanks

~ Greg

Is this thread still alive? I’d be interested in getting ahold of this spreadsheet as well if possible.

I do understand that 5 units and above is a commercial property. I’m not sure if it’s a good idea or not to start off with some thing “commercial” given my lack of knowledge. I’m all ears though if you all have a different opinion.

Hello all, I’m trying to break into multi-family properties here in western Washington. I live in Seattle but would be interested in other areas such as Tacoma. Are there any of you out there that would be willing to share some knowledge on the subject? With all of the reading I’ve done I’ve come to the conclusion that watching the process of purchasing, fixing and renting such a property would be incredibly helpful. I’ve gone to a handful of the local REI gatherings but I seem to only come across wholesalers or people that have cash to lend - not a lot of property owners. Any input would be appreciated. ~ Greg

Hello - im looking for a wholesaler that operates north of Seattle, preferably Mountlake Terrace and north. Im just trying to get on a few mailing lists for properties that need a fair amount of work.

Thx

A lot of blogs here and listening to all the podcast I have ruled out flipping and wholesaling. They just seem more like work than passive income. I haven't fully decided yet but I am leaning towards buy and hold multifamily and notes. You just have to do as much research on the different investment "roads" and decide which fits you best. Primarily the podcast really helped me.

You have much more than just money to offer. Would you be willing to drive for dollars to find an investor a deal? Would you be willing to clean up a unit during a turnover? Run around town to file paperwork? There's plenty you can offer.

Not sure if this is one of the meet ups you have attended but if not then give it a try. I can not speak to the quality of it. But it did pop as one of the largest on the REI site.

Washington REI meetup

Just as a side not. The thing I'm working on right now is my WHY. Basically why am I doing REI. To earn more money is not a WHY. A WHY is about your passion. For instance mine is based upon (it is still a work in progress) myself learning a skill that can be passed onto my children in order that they will be self reliant. You will hit many stumbling blocks during your journey. Your why will give you the driving force to keep with it when you loose 10 or 20k on a deal gone wrong. It really adds clarity to what your doing. If I can offer anything else please don't hesitate to ask. Just keep at it it will all come together.

Thanks for the input Neil, ill give that one a shot and see what its like. I am of course willing to help out to gain knowledge and some insight into the process. Just need to figure out where I fit in.

Greetings to all, my name is Greg and I am very interested in finding my way in real estate investing. Ive read "some" books and the various articles on the BP but I'm still a little confused as to where I should start or what niche might be better for me than another. Long story short I've come to the conclusion (like many others no doubt) that a mentor is likely the best course of action for me.

What I've gotten so far is that you need to have something to offer someone thats going to give up their time to attempt to show you the ropes. Being that I really have no idea what I'm doing the only thing I can really offer at this point is money to invest and a strong interest in learning. This won't be a full time job for me as I am a pilot by trade and am quite happy with my day job. But you can never have to much financial security for the future...

Are there any of you that operate in the Seattle area (I'm in the north end) that might have some thoughts on meeting a mentor type up here? Ive tried a few local groups but I don't feel that I had much luck going that route.

Regards,

~ Greg
