@Daniel Humphries I am researching that right now. There are a bunch of them out there though. I might even decide to have my teenage daughters and I write them ourselves because I don't have a ton of money to start this thing.

I am thinking of getitng a list of absentee owners from a very known site and startind sending out letters to find asbentee owners sellers. Starting with 500 letters in the Houston area. Does this or will this actually work?

I have been on this site for years. First i thought about mobile home investing, tax deeds, flipping. I just need to get started. I dont have capital or good credit but I have passion and desire to do something now. I work a full time job and cannot give that up. If i find a deal for you will you work with me to show me the ropes. Not interested in payment on the deal only knowledge and someone who is experienced to show me the process step by step. I can work about 2 hours a day on this and my weekends are pretty free. Any takers?

What are my next steps?
