Ditto to what @Stephen E. says: Don't rent to a pest, get a CMA from a realtor, talk with parents about what they want. I wouldn't own a rental in an area I was opposed to/scared to even go to! Sell, sell, sell!

I'd actually suggest just one of you needs to be licensed. You will still have MLS access and ways to submit offers properly but just half the cost of obtaining & maintaining the license and the continuing ed requirements. Licensees have a lot more disclosure requirements when buying, selling and leasing as well. Be nice I would think to be able to act as both or neither!

In general, I wouldn't hold single-families in an LLC or other entity. Barriers of financing and insurance coverage are pretty high. I would hold title as joint tenants with %s listed and have a Joint Venture Agreement for each property. I have LLCs for my multi's larger than 5 units only. No legal advice, just my opinion.

I would serve them properly (according to the laws of your state) with a 3-day notice to pay or vacate/quit.  Then request she submits her repair/service request in writing. The date of the service request will be after the 3-day so you won't be seen as retaliating.  After serving the 3-day, I would do all I could to just get them to leave.  You don't need this.  In the future, have an 'additional person rent' clause in your lease! If they are going to sneak others in, you will at least have a clause addressing it.

I favor April 1 as an effective date for rent increases.  Tax refunds are out around then.  I send my notices towards the end of February for the April 1 effective date.  Good question @Michael Newhouse !

Prospective applicants that 'dictate' to me what I have to take pet-wise never seem to get their applications turned in completed correctly or in time before someone else submits theirs.  Really weird, right?!

Although title co's can't offer legal advice, mine will have an attorney or two that are local and draw up notes and deeds of trust for like $250.  The docs will pertain to the state and locale of the property.  Basically what @Lisa Kohl and @Bob E. suggest!

I didn't worry about or notice my vote received count until I went to 'Average Post Score 0.00'   Now I am more aware and vote for posts I like so someone else doesn't have to feel worthless!
