Between school, work, family, and trying to sell our house in RR I haven't been keeping up with current events.

We’re working on our first flip in round rock

We’re working on a house in Round Rock with a similar situation. We had one of the large foundation companies come check the foundation. It’s off by about 2.5” from on side to the other but no cracks or anything that’s affecting the integrity. He told us that if the measurements were around 4” then we would really need to consider leveling the house but it should be fine as is. He did mention that there is no immediate issues near the house that would cause this (like erosion or similar issues) so it’s likely just the natural settling of the structure. if we had gone ahead with the leveling it would be around 18k.

Good point on the FB group. Totally forgot about that one.

The W2 investment group in RR is totally free. The guys putting it on, who are members here, ask for chipping in to help pay for the conference room, but if everyone throws in 5 bucks, it's more than enough pay for the room.

As in a pro-memebership? I got mine a couple of months ago. Access to the tools alone is worth the money for us. It's extremely easy and quick to analyze potential properties. If you join one of the many webinars they offer they usually toss in a 20% off discount at the end which is what I used when I signed up.

Edit for not reading the actual title of the post. On that note, we're members of a local group in Round Rock. W2 RE Investors. If you look through some recent posts you'll find info about it. I believe it's also posted in the events section.

@Carlina Burford if the owner has had 3 accepted offers presumably from a bank (based on the fact it failed inspection), I'd be extremely surprised if they were to accept your offer based essentially on the land value. I'm not trying to be rude, just curious as to your method as it doesn't make sense to me.

I'm working with a mortgage broker in Round Rock. He's a buddy in a small veteran's group that I'm apart of. I'll be happy to pass along is information if you'd like.

Thank Billy. We haven't narrowed down any specific area just yet. Although the Killeen area is much more affordable than the Austin area, prices are still a bit high for cash flow purposes on typical SFR homes. I may end up looking into a flip and hold type property. As long as no major structural issues are present, I think this could be a way to go. I've already got connections for plumbing and electrical, and I can do general repairs that don't require an inspection.
