The key here is what would the purchase price be and the exact costs of the rehab?
You want all in costs to be at no more than 65% to 70% of the ARV
Also is the plan to sell the property or to eventually rent it out?

You can still get a 30 year term product but if the 10 is amortized over 30 and it is fixed for the 10 years that is a decent loan product -(Depending on the rate)

We actually use a product in NYC rates start at 6% 12 to 24 mo terms asset based
no credit check needed

Based on credit score and DSCR there are those rare 30 day refi options - most will require 6 months seasoning

you do not need reserves on most unconventional loan products. Some lenders do not even require you to submit bank statements or tax returns on refis
As long as the DSCR will work out to cover the loan you should be good to go.
Rates will be between 6%+ Range based on DSCR Credit Score location and property type
