Hey @Zackarias Aitchison.
I have a couple of questions for you;
- What is the purpose of your structure? Is it to minimize taxes or is it mitigate liability.
- How many properties do you have?
The reason I ask is you will have to pay an accountant to file returns for each of these entities. You've probably got about $5K in fees right there and you haven't even paid the taxes yet. If your only goal is to minimize taxes, I don't know if this complex structure will accomplish that . You will definitely want to speak with a cross border tax specialist.
If your goal is to limit liability, you can probably achieve the same result with an LLP and some additional liability insurance. Speak with legal counsel and do a cost benefit analysis before you make a decision.

I live in Ottawa and invest in South Bend, IN. If I were starting over and had to find a property manager and realtor, I would do the following:
- Surf Craigslist and Zillow for properties for rent. You'll be certain to find property managers there to contact and begin your journey.
- Craigslist is a great place to find wholesalers in your market. Just select properties for sale by owner. Many will be offered by wholesalers.
- Perhaps the best place to find either is here on Bigger Pockets. ;-) Most people have made use of Keyword alerts so if you create a post looking for property managers or realtors in your market, they will be notified and people will likely respond with referrals.
- Finally, click on Network at the top of the page and select companies. You can find wholesalers, agents, property managers etc.

Great advice @Frederic Babeux.
@Zackarias Aitchison. Make certain that you have a flow through entity or it won't be recognized by the CRA and you will wind up paying taxes twice.

Hey @Mathieu Bourgouin.
Not certain that REOs are the value they once were. At least not in South Bend. What are you finding in Pitt?

Great advice @Louis Davis. Bang on.
Hi @Reid Beck. If you need help setting up an entity in the US, connect with me and I can share my experience, but you definitely want to speak with a tax specialist. If you need someone to help with your ITIN or an EIN, I would recommend Daniel Gray at US Tax Services. They are Toronto based and can be found online at http://www.ustaxservices.ca/
