@Mindy Jensen I like your style! I like inserts for my apartment buildings because they are more economical (saves time and money).

@Cam Jimmy I don’t think it’d be right to evict a federal worker. It’s not their fault the govt is on a shut down... many of them are still working and doing their job during the shut down... and as you’ve seen others state before they usually get back pay once the shut down stops. And it certainly helps compassionate landlords to comply with fair housing laws.

It’s probably better that the bill passes in the case that someone would have kicked them to the curb.

Approximately 200 of my 600 units are in rural communities just like you are saying.

We did it because we were chasing returns for our investors. About 150 of the 200 are doing great (but read below) and about 50 of the 200 are a headache!

We have learned over time that it’s not worth it to chase returns and sacrifice notable cities.

Others have found success in these areas but we are absolutely done. Cities over 100,000 population for now on!

NOI = gross income minus expenses

Cap Rate = NOI divided by the purchase price

Cap Rate is just a measure of the return relative to the cost of the asset explained as a percentage of the purchase price you get back each year.

NOI is simply the dollar amount left over after all expenses (FYI: not including the mortgage).

Cash flow is NOI minus mortgage expense.

@Garrett Hawk how are you able to invest less than $1,500/door to command those additional rents?

So far my value add deals (600 doors currently) averages over $6,000/door

Please can you give me more details on how you’re accomplishing this?

@Chris Sigler it looks like one of your best options is to meet in the middle and do a duplex house hack. Just based on what I hear you saying it sounds like she is a tough sale for much larger.

Once you buy a duplex-quadplex you should move every year into another one.

Another option is to invest passively into some syndications (I discourage REITs) while you build your wealth, your experience, and your network.

@Jess White one idea could be to advertise the W/D hookups but to increase the rent by $40/mo with the W/D units...
