I am willing to say I really don't think the 1031 is going away. I don't know it for sure but I would be crazy surprised it it did.

I believe that cost Seg is a no brainer if you plan to own it between 4 and 20 years, if the asset is valued above 400k, and if you like saving lots of money on taxes.

Here is one thing you didn't bring up: when partnering it also minimizes your risk. And not by half, it's actually exponential. Other thoughts, are that you build up a track record of number of doors faster by partnering, partially because you can qualify for 2-3 times the size/price and partially because you can find deals faster. However to look at what you're already doing... maybe you just keep buying them alone. I'll tell you my strategy: I am going to buy apartments with partners for the next few years and then break off in my own for most deals. Most of that is because I couldn't qualify alone... so hey, we do what's best for us and I believe partnering is a great place for me right now. Hope you make the best decision for you! Adam Adams

Find a real estate agent in the vicinity of the properties you're looking at. I have several agents/brokers because some stay in a specific area. You're not tied to one agent! Good luck! Adam Adams
