@Zach Rubin Stuff in Cary seems to go quickly as it is a highly desirable area and still relatively affordable compared to some other places (neighborhood dependent). I'd be happy to discuss further as a realtor but will also say hanging on to an assett in a heavily appreciating market can't hurt if you could figure out a way to get a HELOC for cash access and possibly rent it out as a furnished rental to cover the expenses.
As for the market slowing down it only seems to be if the houses are priced poorly. but in 3-6-12 months etc. who knows with the state of the economy

@Victor Yang I am not a CPA but you cannot take passive losses (real estate activities) to offset active income (W2) unless you make under a certain threshold from your W2 (I don't recall the exact salary).
That being said if it is turnkey and you can't value add to create rent growth then probably not worth it at the price

@Jorden Barnard I just finished building mine in Durham. There are not a lot of comps and sales as of now but more are being built so time will tell with your ROE. My home went from a 2bed2bath to a 3bed3bath after building a 1bed1bath ADU. a 3bed3bath at 1800 ft in my neighborhood sells for 750-800. I'd guess I could sell my house with ADU for 650-675. So it can be good for cash flow and building in tighter spaces but it is less of a equity play in today's market if you're looking to sell right away
