Post: Flip or Flop show really that accurate?

I like the show from a renovation perspective but what I dislike is that they are have gone 3 seasons without a Flop.  Why not show a Flop or two to show the risk?

Someone mentioned that cigarette buds/filters are biodegradable which is false.  Since the filters are made of acetate which is plastic, they can take decades to decompose. While they decompose, all of the harmful chemicals leak.  

The world is not your ash tray.

It is really hard to compare a used car sales-person to RE agent.  Sure, they are both sales positions but a used car salesmen will put someone in beater and happily sign the customer up on financing that exceeds 20%.  All while making a few hundred dollars for a days work.

The bottom line is if you hire someone that is mediocre to help you buy anything that as expensive as a home, then most of the blame lies in your hands.

Don't give up.  There are plenty of investment friendly brokers that will allow you to park you license under them for lower costs than you are seeing.  You also need to look at those costs as tax write offs.

Why not negotiate a higher rent for 6 months - 1 year with a verbal commitment to lower the rent after they prove they are non-smokers?  As long as you are not furnishing the rental, cigarette smoke remediation is not hard to get rid of.  Especially if you encourage any smoking to be done in the garage or outside.  

Micromanaging the situation will drive you crazy.

The Chinese money that has been flooding the market has been for homes priced above $500k and do not impact all locations.  When you see cities like Vancouver B.C., Seattle, San Francisco, NYC, and a few others start rapidly tanking, then be worried.   

I more worried about the hedge funds selling off their real estate.
