Does anyone know anyone looking to private lending on a fix/flip on the NW side of Indy? Great deal, need fast funding! The seller/prop is in tax sale and will be forfeited on Oct 21. Any suggestions/recommendations are appreciated!

I would say your best solution is to wholesale. A typical profit on a wholesale is $5k - $10k. If you can wholesale 3-6 deals, it sounds like you would have your target $30k.

I have a great fix/flip deal on the NW side of Indy. However, I’m in a time crunch and need private lending (ideally from a SDIRA) because the owners are currently in tax auction and will lose the property by Oct 19th. I have considered hard money, but private funding would be a better solution. If I’m not able to secure funding by this Wednesday, I think I’m going to strongly consider wholesaling. Any thoughts/suggestions?
