Congrats on the home purchase. I would recommend that you DIY the upgrades that you are comfortable with. 3 years can change a lot in area and what renters are looking for. when you are ready to rent, you can prepare to rent at that time and make any changes then. Enjoy your home, make frugal upgrades that give a return on your investment and enjoy your new home.

@Mike Dinh and @james masotti I have worked in Wilmington for the past three years. Certain sections of the city are violent that causes a bad reputation. I think Wilmington and Baltimore are similar cities for opportunity. The reputations of the cities provide value opportunities for investors that are willing to do the ground work to get to know what areas offer the best returns.

I don't know your numbers and I don't know your area, but it sounds like the feedback is supporting your asking price. Pictures look good. Don't panic, work with your realtor on a strategy to get more people through the door. I would highlight the best part of the location.
I would also start preparing exit strategy 2.

That is a good problem to have. Not knowing your experience level with investment real estate. I would suggest you look for partners in specific areas of the country that you are targeting. Read the BP forums and start by signing up for alerts to areas you are interested in to be automatically updated to activity in your preferred areas.
No matter how turnkey these properties are it is nice to have boots on the ground in the local market. Neighborhoods change so quickly in just a few blocks.
