I've often heard it said that there are 4 stages of real estate (see article below). Those are 1. Recovery 2. Expansion 3. Hyper Supply and 4. Recession.
So where do you think we are now in the cycle? Given COVID19, it feels strange to me, like we're stuck between stages, but I'm not sure. What are your thoughts?

Being that the inventory is so low in the valley right now, how is your wholesale business going? What kinds of things are you experiencing and what areas do you need help with in your business? Also, what is your game plan for 2021 and what things are you implementing to make your wholesale business more successful this year?

Shiloh, I absolutely LOVE your posts here! This reminds me of the often significant difference between 'book knowledge' and experiential knowledge. For someone who doesn't know the Casa Grande market for example (and who may be looking to invest) they might look at a 'book knowledge' post and decide to look elsewhere. Whereas, when you have boots on the ground (combined with data) you have a much clearer picture of what's really going on. What a critical and valuable lesson to learn!
Btw, I almost bought that "castle house" in downtown. My friend Casey has in under contract on seller finance at 0% interest. The rehab costs to just to rich for my blood but I totally agree with you on Casa Grande!

I went to Google and typed in "Commercial Real Estate trouble". Wow, what did I find? Not so good news. If commercial real estate (such as apartments, etc.) start to have rising foreclosures what does this mean for residential? I wonder about the effects.

Wes, this is me! I moved away from San Diego for a career opportunity and for cheap real estate in Mesa! Granted, this is anecdotal evidence though. I think I agree with you that there is no looming housing crash in AZ. Too many people are moving here for a better standard of living.

Deals are out there. You just have to focus and also be open minded to new strategies. I have mentors in my life that are super successful and they continue to be successful even in "hard" markets but it really depends on mindset and openness to new ideas.

Hi Maya, read, listen, and read some more! That's my advice. My first couple of years I spent tons of time reading real estate investing books, listening to podcasts, and networking with as many real estate investors I could.
