The current setup will be one electric, one water, single network of ductwork/HVAC, etc. Making sure all utilities can split is a high priority when I look at duplexes. Splitting all of that is not easy or cheap.

I know a guy with 150-200 and he works sun up to sun down with a crew, eviction court every week, repairing “trashed” houses routinely. His portfolio is mostly C-D like Jay said, and it is this landlords calling to handle it. He loves it.

There is a real challenge in finding a good manager for a portfolio like this.

I’m sorry Chloey, but he specified BLM in his original post. 

I have read BLM’s public mission statement and note a goal of theirs is the dismantling of the nuclear family. From my understanding, the damage to the nuclear family over 50 years has devastated black communities to where they are worse off than pre civil rights era. Read Thomas Sowell. 

John Farady, I applaud your compassion and true investment in a struggling community. That takes real effort and makes a real difference. I would like to see BP members making commitments to follow your lead rather than give money to a NFP that works against their interests. 

Income tax also started as a very small percentage on only the very highest of earners.

I have shifted to single color for wall to ceiling to save time cutting. It works for a light, slight off-white satin. I also save on material by having primer tinted to the color and then using SW super paint for a single coat over that. Coverage is very good with this method. I still like to use a semi gloss in white for trim. Lighting creates the illusion of different colors between ceiling and wall but not for trim.

this resource shows state and local restrictions on discriminating against source of income. I can’t say whether exceptions have been made for covid. 

I had just looked into this because of a similar applicant this week, minus the belligerence. I would expect to see more applicants like this so it’s good to be prepared.

Can anyone add whether liability/tort claims go for the seller of a land contract since they are still legal owner? It would seem like a LC seller would still need to carry liability insurance on a “sold” property.

College can be a waste of 4 years and put you behind, or it can give you 5x the earning potential and put you back ahead quickly. It depends what you study. I really don’t know how someone would get started in RE without that income. 

Now if you’re paying 20-40k a year it’s entirely different. I would consider a trade skill if that’s the case. Plumbers bill 100/hr.
