In Spokane, WA you can get a decent house in a B- neighborhood. I have a nice 4 bed 3 bath 1800 sq ft house listed at 219k in a good neighborhood right now.

I'm currently flipping single family homes taking my profit and moving it into the next one.  The goal is to pile up enough cash to buy large value-add multi-family, storage units, mobile home parks, not exactly sure yet.  I'm on my way probably a couple of years away from having about a million dollars to put down on something.  Hopefully sooner!  I don't need the flip profit to live on so is strictly for reinvesting.

I'm not really interested in owning a bunch of SFH rentals which is why I haven't been doing the BRRRR method. Am I thinking wrong here? Should I be holding onto these flips??

Example flip I have coming up:

$95K cash purchase 

$35K Renovations & Closing Costs

*Sale Price $175K

Rent would be about $1200/month. Do I BRRRR this or sell and take my profits?

Kyle Cost congrats on your success on your first investment property. That’s some nice cash flow! What you decide to do now depends on your goals. Are you wanting to do fix and flips or buy and hold rentals? The market is definitely more difficult to find deals but they are still out there! I’m here in Spokane and would be glad to connect if I can be of any help.

Nik Moushon we purchased the house in the Fall so we ran into Winter weather which slowed us down. It ended up taking 6 months but think we could have done it in 4-5 months in the Summer.
