Kyle has grown from 5k to 63k in a 20 year period of time. That is a large amount of growth. Here is an article in the austin business journal talking about the redevelopment/development of the downtown area of Kyle. What has been your experience raising money using this method? It has been my experience that investors want to know credibility, capability and expertise before they invest with their hard earned capital.

super high cap rate. 6% is not even close. Check with the local lenders on financing it. I have done apartment deals with 10% cap rates in small towns in rural Texas areas. Maybe even a higher cap rate depending upon the prospects of the city.

@Olga Daisel I noticed on the mls that the rate of sales for houses above 1 mil in 78756 is about 3 a month. Also its not just new houses either as older ones are also selling. For example, 4515 sinclair built in 1938 was remodeled very nicely and sold for 1.540 mil with multiple offers which represented a 100k increase from the list price. There are 17 houses above 1 mil currently on the market with 4 pending. I am not sure why yours is not selling. I would have to know more info, to be certain.

Hey Olga. I am not exactly sure what you are talking about. In some submarkets, properties are moving very well and there is appreciation even in that price range. For example, 78732. Do some digging and you will be quite surprised.

The new property tax law should help significantly. Also one can protest their property taxes fairly easily. There are local firms that will do it for you with the cost of about 1/3 the tax savings. Cash out refi is a very good strategy. 1031 is also good.

@Account Closed Hmu. I have two properties that you can cash flow with that amount down. One is a condo and the other is a house. Both are good locations.

There are a few title companies/attorneys that specialize in this type of transaction. Hmu and I can guide you through the process. Its not as difficult as most folks think but there are some caveats that you will need to be made aware of for this endeavor.

Good for Saronic! The Austin metro is sitting at super low unemployment rates 3.7% even as the metro is growing daily as the employment force expands rapidly. Saronic is in south Austin off south congress.
