This is how I got started out...in Class A investing.
5% down on first property $229k, now worth $305k
(paid down to $205k)
12 months later, rented it out and moved on for + cashflow
5% down on second property $293k, now worth $350k
(paid down to $265k)
12 months later, rented it out for + cashflow
25% down on 3rd for $176k, now worth $205k
(paid down to $130k)
HELOCs open on all 3...that haven’t been touched.
My earned income is somewhat high so qualifying is really never an issue at this price point.
Will go until I hit the 10 property fed limit.

I’m a millennial landlord and 75% of my tenants are NON-millennials...so there’s that anecdote.

Thank God I found two agents who don’t have their head in the clouds.
Agent’s these days do a fraction of the work that their predecessors did.
Agents want buyer's to go on Zillow/MLS/whatever find the house, offer list price without any work other than an e-sign.
They then expect to be rewarded with 3% for peanuts of worth of actual time.

Yes, only because I went to med school after. I’m in the top 2% of earners income wise + while making a difference in lives. My wife, kid, and I live in a 1 bedroom, 1 den, 1.5 bath condo. Our cars are both over 10 years old - and paid off.
It also allowed me to accelerate my RE investments. I can buy Class A/B (tenant equity paydown + higher opportunity appreciation + cashflow = wealth generation). I don’t nickel and dime tenants because I don’t need to.
My goal is to buy for cashflow and slowly back down my work hours.
Education accelerated my ability to achieve financial freedom.

I’d have probably changed nothing.
I invested $10k into my original 5% down Class A townhome that I lived in for exactly one year, moved out and rented out.
By year 3, luck struck with the local market and it appreciated +$70k. I dropped the PMI, and opened a HELOC of $20k, with $100k in equity.
Set our life on a different financial trajectory, and opened us up strategically compared to nearly all our peers.

Being someone that has bought/owns multiple rentals off MLS (ranging from Class A to C) - I never shoot for and waste time with something that has been on the market for that long.
The market has ruled out these properties for me. I don’t I want to own something that no one else desires.
Or, I’m dealing with an incompetent/unrealistic combo of a seller/seller’s agent, who can clearly sit on the property - also not worth the time.
I use these sites to track zip codes and specific neighborhoods. I find homes that are <1 day and priced low and I try to get my offers in and accepted fast.
It's all about if the numbers work - doesn't matter if MLS or not.
