Early 30s, physician here. My earned income is relatively high(ish), but I do think there’s a way to balance it all. One thing people fail to tell you is that purchases that push your limits can also be ones that force your career and financial growth. You just can’t afford to fail...

I told myself after buying my first property, I’d buy a BMW M3. I still feel that was one of the best decisions I ever made. I bought it during training for 60% of my annual salary at the time! (Now it’d be less than 1/10th of my annual salary). Loved the car for the 3 years that I drove the hell out of it. Still have it parked outside today. Paid it off in 3 years.

I then told myself I would ‘t upgrade our cars until I buy our 3rd rental property. Wound up waiting until our 4th rental property, and then bought a Tesla that is somehow faster than my M3.

Take care of business, but treat yoself while you’re at it!

I'm 33. I own SFRs. All with PMs. I was first and foremost looking to secure my kid's college education and then our retirement income. With the SFR rentals in place, I've effectively done so. They've appreciated significantly as well since purchase. Our household earned income from our W2s is high (Top 1-2%) but to really get to the next level we (our money) can't do it alone.

My new focus is to create a private capital investment fund.

This way we can diversify and invest into new ventures/syndications, etc. There is a philanthropic component as well to it. Real estate is great but difficult to scale without leverage and OPM - so I’m excited to get started.

Target is $100m by 2030.

Yes. My first investment was an owner occupied home. I purchased it with 5% down, $11k (ok, close enough).

I then moved out a year later, and it became my first rental property.

The price went up $70k since purchase. Equity has been paid down $30k since purchase. So ~$90-100k in gains in 3 years (minus all taxes/fees, etc).

I repeated this again, and...got a similar result. Then I just started buying properties with 20-25% down cause doing owner occupied was tough to do.

My retirement income is now relatively secured at the age of 33 (since properties will be paid off by my tenants by the time I retire - the cashflow is monthly gravy on top) so I can now just focus on living my best life.

3 years ago, March 2016, I hurried to place a $1000 same-day deposit on the Model 3

When it finally came out, I took the full refund of my deposit back.

I wasn’t sure if Tesla would really last based on the financials and all the delays

Plus, I also own a BMW M3 (V8) and a daily driver Camry Hybrid (both paid off). The M3 is garaged and barely driven these days.

After seeing the Cybertruck reveal...not only did I place a $100 deposit on it, I started talking to my cousins who had Teslas as well.

The next day, I wound up buying a “used” Model 3 (used in quotes cause it only has 690 miles total) directly from Tesla.

Craziest part is I’m actually en route to go pick it up as I type this post. So yes, I will definitely be considering the CyberTruck vs the Model Y. Not so much for the real estate owner part - more so cause it’s badass!

This is a MPC with high HOAs. One of the best maintained in the US. Very unlikely its going to crap out anytime soon.

Summerlin (where you’re buying) will likely always do great. I own two properties there myself. However, this is not a deal in my book. Like others have said too much rationalization...with numbers, but still rationalization.

When you’re making 5-6x your initial investment. Don’t need too be worried about Uncle Sam. Gotta be in it to win it, and thats the price to play.
