@Christine Smith if I'm not mistaken, AZ uses less water today than they did in the 1950s with 6x the people, they have become very efficient in reusing graywater and not having water intensive landscaping.  They get Colorado river access farther upstream than SoCal and Mexico do as well.  I'd be more worried about places that will be getting too much water in the form of expanded and more frequent floods

@Sandra Helena Holtz Ivarsson DIY is tough for out of state because you will still have to keep up on any relevant laws, and you likely won't do enough volume to have the ability to determine which vendors on the list are worth keeping around.  Unless you are fully committed to DIY I'd look for a different company first.

They go into probate unless they were accounted for, just because the person has no immediate family doesn't mean that someone didn't inherit it, someone is likely paying the property taxes, even if it is the mortgage company, your next step is to find out who that is.

Would this happen to be a real estate firm that acts like an ibuyer and assigned the contract to a real ibuyer?

@Maverick Priest most counties offer this for free themselves on their own websites, but some counties go to great lengths to make you go into the office for the info or pay a fee, what county is this that you are interested in?

@Freddy Alba if they were your friend yes, but probably not professionally flipping is as much an art as it is a science, sometimes you can force the value sometimes you can't.

@Nathan Perry well part of the reason for that is your vacancy expense is too high for CA, your management expense is too high for CA, your insurance is too high for CA, and your repairs/ maintenance may be too high as well depending on the current condition.  The other part is that the rent probably isn't at market value, and CA isn't really known for cash flow to begin with when first purchasing.

@Cody Arnett the big one is obviously fee, I'll stay with a manager long term though if they can handle their math properly and operate efficiently, what I mean by that is units aren't vacant for extended periods of time waiting for vendors, they keep me in the loop without bothering me with every little thing, it is a very fine balance.
