@Cameron Mertens because your current home is a triplex, it is subject to rent control so between now and the time you sell, make sure you don't fall behind market rents, or it will limit the value on resale. Real estate is a get rich slow game so I wouldn't focus too hard there on trying to increase your income in the short term because it likely won't be effective. At least for me the first year of owning something is always the least profitable. Your next step would be to identify how big the income gap is to get to your target price, make sure you speak with multiple lenders about what you qualify for.

My guess is it was determined that nothing in the immediate area was a good comp due to age and finish level, so the appraiser ventured farther out for comps. Even though they are not really supposed to many appraisers lean towards the contract price pretty heavily and try to find a way to justify it.

I don't know of specific property management companies that offer internships, but I'd call around to the players in the area to see what is available, most property management firms are small businesses so they may not have well defined internship programs.

@Nicholas Z. I recently came across pigeon loans which seems to serve this purpose pretty well, I have not used them directly but it seems interesting, and worth taking a look at.

I hate to say it but it does kinda depend on the job. It is going to be inefficient to pay someone the same $x/ hr for tasks that anyone can do but are just tedious vs. tasks that require skill and are not as common. Yeah most are going to overbid, in part because they are not lacking work at the moment, it is a long term relationship game, lower rate quality vendors generally rely on volume, so find a way to provide that either through direct work or referrals.

@Josh Fisher to answer your first question no, 99 times out of 100 those clubs/ classes are not worth it, you can get the same info for free. However it is unlikely someone needs you on their flipping team, unless you bring something to the table (construction knowledge, money, properties [that are not on MLS]) As for the short term rentals you found make sure you are aware of the patchwork of short term rental rules that exist in the various municipalities of the Coachella valley.

@Matthew Bellthat explanation from the seller should not be satisfactory, the jump from 1 to 2 homes is a lot even 2 to 3. But the jump from 5 to 6 seems smaller and out of all 6 homes why is this the one they want to part with, also make sure to get your own rehab numbers, so that you have the most accurate picture possible.
