Hi BP community,

I recently created a spreadsheet template and workflow for my virtual assistant to help me filter and organize tax deed and foreclosure properties based on my investment criteria. The goal is to have the VA pre-screen properties and input key details into the spreadsheet so I can easily sift through and cherry-pick the ones that fit my buy box.

I’d love to get your opinion on the structure I’ve created — specifically:

  • Am I capturing the right data points to make quick, informed decisions?
  • Are there columns I should add/remove to help with due diligence or prioritization?
  • Any tips on how to improve the flow or automate this process further?

If anyone’s willing to take a look at the template and give feedback, I’d really appreciate it. Happy to share a view-only link to the spreadsheet.

propwire is it doo doo compared to data and skip tracing. It seems like it crashes a lot like the system itself is just not good. I use it because I don't have to pay 99 a month but I know you get what you pay for.

Hi hope all is well , is it a waste of time to research auctions with tbd especially ones where it says tbd and the auction is like 2 days away? Or to just stick to ones with opening bids?

Has anyone used a virtual assistant to login data into a Excel spreadsheet like for instance, if I'm interested in foreclosure can I give to virtual assistant the websites that I want to look into and have them log the information as far as how much the bid amount I am willing to go up to. And they place it in order and then I do the cold calling? And is prop wire worth it or is it better to just pay for propstream.
