using propstream

How to train a VA step by step to skip trace and find deals. Should i hire an already trained va?

Hello everybody I am a new investor and I am so lost on how to hire a virtual assistant and train them on how to find off-market deals. Is there a simplified checklist or video that anybody can recommend. I have the propstream app and do I let them use the propstream app. I get overwhelmed and I just don't know where to start. And these YouTubers don't give you all the info. Or make it simplified step by step. I want to find deals before they hit The Auction Block help please

You have to have boots on the ground anywhere you plan to invest

I am an out of state investor.so if i want to buy a property in a different state what do i pay a bird dog to just take a video / pictures of the property and just take a look of the outside of the property etc.

If i buy a house from a bank that was foreclosed on, the title should be clear already if i am correct?
