LMDG has been successfully working with investors since 2005. We are value-add real estate investors focusing on select coastal properties in Southern California including Orange County and Los Angeles County.

We have been working with investors since our inception nearly 13 years ago and have never missed or been late on an investor payment.

We currently work with investors in 11 states and pay our investors an annual rate of return of 9% with interest paid quarterly. We charge no fees, keeping us completely aligned with our investors.

We work with investors utilizing direct cash investments and self-directed IRA's.

We are currently seeking equity investors for several projects we are working on. Below is a high-level summary of the deal structure. You can also view our MOU (Memorandum of Understanding) HERE for greater detail.

  • Minimum Investment: $250,000
  • Expected Annual Partner Return: 17% - 25% (based on historical track record)
  • Capital Requirement: 50% - 100%
  • Equity Split: 50% - 70% Partner
  • Term: 5-7 Years
  • Property Location: Coastal Property in Orange and Los Angeles County, CA
