Hi Jonathan,

Great to meet you.  Our minimum investment is $10,000 which typically earns a return of 6.5%.  The minimum investment to earn 9% is $50,000.

You mentioned you will be moving to Ventura County when you transition from the military and it currently looks like you live in Maryland.  We currently have investors in 7 states even though our investments are focused in Southern California.

Hi @Eddie Garcia, first of all, thank you for your service to this country. Unfortunately, VA loans are more expensive than a standard loan because of the extra fees. You didn't mention what your cash reserves are but I wouldn't recommend buying investment property until you have some reasonable cash reserves in the bank to handle any repairs that may be needed at purchase and basic maintenance over time.

It also looks like you are based on Southern Cal as I am and it's important to note that the market is extremely tight right now and to buy right you have to pay all cash or at least have a substantial down payment.  I'd hate to see you overpay for something just to create a competitive offer for a seller.

It's not sexy, but if you don't have good cash reserves I'd focus on paying off any consumer debt you have, and building up as much cash as you can.  At the same time, figure out the area that you want to invest in and do your due diligence so you know what a good deal is when you see it.
