We have a proven 12-year track record of doing value-add real estate investing. Investing in coastal residential property within Los Angeles and Orange County. We have a buy and hold strategy.

Property is acquired through the use of investor capital. Investors are paid an annual rate of return up to 9% which is paid on a quarterly basis with no fees.

In 12 years of operating, we have never missed an interest payment and we have never lost money on a property.

Our investment is great for someone looking for consistent cash flow income.

My business partner and I have been successfully working with investors since 2005. We are value-add real estate investors focusing on select coastal markets in southern California and parts of Los Angeles.

In nearly 12 years of working with investors, we have never missed or been late on an interest payment.

We pay our investors an annual rate of return of up to 9% with interest checks mailed quarterly. There are no fees when investing with us, keeping us completely aligned with our investors.

Hi @Isiah Ferguson,

Your question is sound and I can speak from experience to hopefully give you some insights.

I got my start in these areas because it was what I could afford at the time and also because at that time, I was of the belief that I wanted to operate at the base of the tenant pyramid because that gave me the most opportunity for potential tenants.

My business partner and I always bought properties that were in rough shape and needed major repairs and we always upgraded a notch or two above what the neighborhood looked like to keep vacancy low.

In practice, the returns are always going to be lower than whatever your spreadsheet tells you going in.  You'll work your butt off chasing tenants and you'll spend a lot more on repairs and evictions or cash for keys than you expected.

That being said, investing in these areas was a great learning experience and because everything was at a lower price point, bad decisions aren't as impactful.

There are investors out there that specialize in this space/ section 8, etc. and love it so it's also personal preference.

My advice would be to start small, stay engaged in your properties, build out your operations, and grow from there.  I have changed my business model three times, each time for the better since I started investing in 2005 and through all the ups and downs we have always kept our investors whole.  There's nothing wrong with starting with something you are comfortable with and changing over time.  

As long as you buy right, you'll be in great shape.
