Has to be Moore in my opinion. My first one was a 3/2/2 in Mustang. It was purchased as an REO for 68k, put 10k of work into it and flipped it for 103k 5 yrs later in 2010. In hindsight I should've kept it as a rental.

Any Central Oklahoma commercial investors I can connect with?  I'm interested in hearing your takes and stories on the commercial side in this area.  Residential side there are areas that are hot, job market is good etc., I'm just curious about hearing more about the success stories and "gotcha's" for my home territory.

Guys, I have a real estate background, I have flipped homes but never done rentals (that's another topic for another thread) but I really want to get into commercial.  How do I jump into a hot commercial market I know of in my area without being a millionaire?  I know of several commercial offices for sale that are 100% occupancy through 2023 in a growing community in Oklahoma.  I have seen copies of the lease agreements and the financial pro forma for this property.  How can I best approach this situation?
