I invest out of state (Midwest as well) and can confirm that @Tyler Cotter is right about what to expect percent down but I think part of the confusion you are facing is what qualifies as Hard Money. Just because you aren't going through a bank like Chase or RBFCU, doesn't mean that it is going to have the astronomical rates associated with Hard Money.

Watch out for what they charge for their junk fees and find a title agent that you trust so you can control what you can control.

I am considering getting into an AirBnB in Hollywood, FL but need to find a good AirBnB PM. I have my eye on a property already (4 beds, 2 baths) 10 minutes from the beach.
