Hello,

I'm a recent college grad from the University of Texas. My long-term goal is to invest in MF properties for cashflow. In the mean time I would like to invest creatively by wholesaling and flipping SF properties. I am currently a realtor looking for a mentor to teach me how to properly invest in real estate. I have MLS access so I can put offers on properties and I know which ones are having trouble selling. I am looking for a foundation to build on. I am specifically looking for a mentor that is genuinely interested in my success and someone who can drastically shorten the learning curve for me. In return I will split the money made from future deals. Thank you in advance!

I did some research and found the term is called rent to purchase ratio.

Do it!  Sounds like a great deal and you will kick yourself later if you don't go for it!

Can anyone tell me what the metric is called to explain cash flow per month as a percentage of purchase price? I think it would be a useful tool for investors to go by, rather than saying "this property passes the 2% test," there should be a name for this like the (fill in the blank) rate. I know cap rate is on an annualized basis but i have never heard of a term that tells investors cash flow as a percentage of purchase price. Does such a term exist?

HI all,

I'm looking for an investor to partner with on an off market deal - 13 units/ 2 stories in Alamo Heights, one of the fastest growing sub markets in the US. Owner is asking 6.75% CAP, which is standard for the area. NOI is $68,890. The apartments are ideally located and stay 98% occupied on an annual basis. 1970's construction.
