One piece of advice: Stay AWAY from condos and townhouses for investments. Yes, they can be had cheap, but cash flowing them is the challenge: HOA fees and special assessments are only a few of the costs…let alone the PITI, repairs, vacancies, and less than predictable appreciation. My .02 but that's what I've learned… Welcome to BP. Make sure you are checking out the podcasts. TONS of information and answers to SO many questions!

Scott Smith is the lawyer from episode 109. He talks about either Series LLC or Delaware Statutory Trust for enveloping MANY properties into separate LLC's. Based on your question, I interpret that you have not listened to that podcast. It is freakin AWESOME and not boring like you think law lectures would be. Biggerpockets episode 109 "you will get sued". (free on iTunes)

Put your boots on and go see the properties. I listened to podcast number 31 last night driving home from a meeting. Lamar Cannon described a deal that he lost because he waited overnight to have the contract signed. It was a $10,000 loss.  So, my take away message was "he who waits, looses the deal".  
Its snow… I'd go…when life serves you lemons, make snow angels!

From what I deciphered from your post:  you didn't like the "investors" recommendation, and that frustrates you.  

Every investor is different. What works for him may not be your market or niche'. I would say talk to MORE investors. See what others are doing in that area. Keep reading, researching, talking to REIA members, brokers, realtors, property managers. Do drive for dollars (this is where I am focusing my energy right now).
I just want to encourage you to not put all your eggs in that single investors basket. Find YOUR market, and excel in YOUR niche'.

Word of mouth, as they say, is the best form of advertisement! My brother is a contractor in  LA, California.  He turns down work as he is so busy…the only advertisement he has is "word of mouth".  Your product sells itself! Great job

the title of this thread made me scratch my head…how do you leave early from a month to month contract? …maybe you require one month notice and she only gave you 18 day notice??? and yes, she needs to go. $3400 is a lot of money, but I bet 4 months from now..that number will be closer to $5,000 if she stays. 
Im sorry to hear of your frustrations with this tenant. Do you do background checks and verify income?

way to go!! Im impressed you found a MLS deal for buy and hold. IF you feel comfortable, can you post the numbers for us to learn from you? You used "bid" in your post. Is that an offer against the asking price? are you bidding against any one else?

I bet this is all a mute point as it is "listed" therefor been combed over by 400 other investors.  There's a reason why it's still active on the market.  Feel free to post the deal up for analysis.  You'll have some professional opinions in a matter of hours. 
But, to answer your original question, your proposal with the intentions you posted seem unethical to me. Ethics are subjective. Are YOU ok with doing this to gain a deal? If so, carry on…if not, don't sacrifice your integrity for a few thousands bucks.

My brother is a successful businessman in Greenville, SC: he's been there for many years. He loves the area. One of my college pals is a very successful land developer and REI in Greenville.
