I just denied a move in today for not having the full amount.  Stick to your policy.  They are already on a negative paycheck-to-paycheck situation.  It rarely improves.

You have taken him to court "twice" and he has "skipped court"?  In Michigan that is a default and you win.  How is he still there?

Are you allowed to simply skip court dates in IL???

Yes, file for eviction as soon as you can.  You said she hasn't paid August rent and today is the 24th so do it yesterday!

If you are looking for an ARV on a home needing rehab you should ask an agent. An appraiser is going to appraise what is currently in place, not what you intend to build or rehab.

@Jason H. my advice is to simply gain possession and move on.  Once you re-rent the home you can't continue to collect rent from a past tenant on what would be a concurrent lease term, at least in Michigan this is the case.
