I don't understand why they would not terminate the existing lease once they find a new tenant?  If both parties agree to terminate the lease then the lease ends and you can start over.  Does their lease have any kind of early termination language?

If both parties agree (in writing) to terminate the existing lease then the vacating tenant would be responsible to pay rent up to the day prior to a new tenant taking possession and beginning a new lease.

Kirsten Ostby You should monitor your comps and competition several times per week. You will quickly find the market rate as units come and go. I manage properties professionally in Michigan so I am not familiar with your market however close monitoring is key when you have a stale listing. Listen to and ask people at your showings what they are seeing in the market. You might try taking down your current listing and reposting it completely reworded with new pictures and an updated price. This will bring second looks and maybe a tenant.

We have a law in MI that can prevent unpaid water bills by a tenant from becoming an owner's problem. I wrote a blog about it - you may have something similar. In Michigan most people - attorneys included - don't know about it so you may have to dig!

Wow, don't see Charlotte, MI very often!  I grew up nearby and spent plenty of time in Charlotte. I live in Kalamazoo now and invest here and manage properties full time.
