you are in a great position with capital. As others said align your capital with your goals. If you want property you can pay cash or finance more than one. if you want investing without the hassle of tenants and toilets, you can buy bank notes, invest in others deals as private capital. your options are endless.

we are always looking for private money to fund new construction deals in tampa if you are interested in that route.

Yes I would like to pick your brain because one of the areas I was seriously considering was the McDill Air Force Base area. Being a veteran and from Tampa I really would like to stay in touch with the military and purchasing properties near MacDill although I know it's not a cheap area. Any insights you can give me about that area or areas near by? Thanks in advance

South Tampa in and around Macdill continue to see growth and improvement. anything North of Euclid and South of Kennedy will bring higher prices, due to the pocket of old money and Plant high school district.

Port Tampa is still a hidden secret. The key is to get a deal on the land and build new construction, so that you can elevate enough to compensate for the flood plane.

you cant go wrong investing in this area. the price point may be a little high, but you will still gather a return.

1966 construction, I would pad your repair estimate for those hidden surprises.

I would not add a pool, you cut your buying pool [pun intended] into those who do not want a pool (elderly, parents with small kids, etc)

I have a double lot now that we are splitting and building two new homes on. Its not uncommon to find these houses on double lots from many years back.
