Anything west of Westshore will require flood insurance. the only exception is new construction as long as it meets elevation requirements. the same goes for anything east of MacDill in the SOG.

At this point in the middle of hurricane season, I would venture to say Citizens will be the only one to insure it. Most other companies have backed out of FL for HOI.

there was another duplex listed [97k cash] right around the corner from there.

I feel your pain. We are in the same boat. Trying to find private money, because often the Banks are not timely and expensive, and HMLs after points, closing, and interest are closer to 18% total costs.

We are building new construction, and its getting harder and harder to find capital on a small scale.

Good property in a nice area.

The fix and flip market in Tampa is saturated right now, so deals are a little harder to come by; they are still there, but you have to hustle.
