I dont like to let my money sit around in a savings account. Its just sitting there not making any money.

What is everyone doing with money they are saving for a purchase and dont plan on using for 6 months or longer? say 10k, 15k 20k, etc..

I am not a fan of the stock market, so I dont like to put money in and out of there. 

Thoughts?

I have been looking in the south tampa area. its very hit or miss.

Scott, I dont know if i would agree with red hot market for buy and hold. The properties i have found dont have the best ROI for the money you put into them. I may not be finding the best deals either.

Your realitor should be able to pull the comps for those properties that have sold.

I agree, there is a lot of old and new construction which makes it hard to really value the property, but you should be able to still get an accurate valuation. Rents will be pretty consistant in the area depending on the property size, location, add ons.

Riverview / gibsonton / apollo beach area has some great properties down there. you just have to find the deals.

There is a new hospital open off Big Bend Road and the Amazon warehouse one exit down ruskin/sun city.

That area will also have the new boat fairy going in just north of the power plant. That will appeal to the Military buyers, due to ease of transportation around the bay.

I am also stationed up in the springs temporarily. I noticed when I got here the market was pretty tough to break into. I would not have minded flipping or picking up a place while I was here, but now my time is running short.

I am a fan and believer of Dave Ramsey. Nobody ever taught me about finances growing up, and I was one of those people with CC bills, over extended, etc.. Dave Ramsey puts together a great 7 step system that gives you a plan where you can then start to make short and long term goals. I was able to get out of debt (of all kinds), and save up more money than I ever have before. 

I have read a couple of his books and attended FPU class (appx $100) a couple months back.

Now, when it comes to investing, I lean more on the side of Kyosaki side of investing. Leverage some debt and control real assets. 

I dont mind taking risk and leverage debt, but I plan to eventually be in a position to buy and pay off property. You dont have to move so fast that you lose it all, nor do you have to move so slow that you miss the boat. There is a happy medium somewhere in there.
