I just purchased my property in December 2019 and the dishwasher in one of my units went out. It is a non-standard size dishwasher (24" wide and 30" height). I have looked through countless websites and nothing met my specifications. Does anybody have any recommendations on specific models or links to a dishwasher this size? Much appreciated.

Thank you all for your responses. Your collective advice has been tremendously helpful in pointing me with the right direction on windows! I'm not dead set on any type currently but I appreciate all of you taking the time to assist me on this potentially expensive purchase.

I’ll try to answer to best of my ability here. My units are somewhat well insulated but definitely could be better. The windows are originals or very old as it’s an 1896 building. They are single pain windows I’m not really going for the utility savings- mainly just protection from potential lead based paint and to make the property look a little nicer

I'm looking to update the windows in my property for all units if possible. In total, I counted approximately 30 windows that would need to get replaced, with many of them not being the same sizes. I also want them to be installed as well. A couple questions based off of this:

1. What type of windows are generally best for insulation that won't break the bank? I'm also looking to replace the trim around the windows- many of them being wood. 

2. What are some reputable companies that you've worked with that have done a good job with the install? What does this process look like?

@Will Fraser thanks for the response. Here’s what they’ve done to my knowledge in their time of ownership (since 2009): installed an HVAC System for all units, new roof (2011), tankless water heater systems, etc.

I would assume the majority of the work isn’t there’s but just makes me nervous that they aren’t willing to play ball

@Shain Ismailovski thank you so much for your response. I’m hoping to not lose money in the deal and ultimately increase equity in the home with the repairs I’m going to make. I’m just trying to make sure there are not any unexpected repairs that will be needed to be fixed ASAP!

Hello all,

I'm currently in contract to buy a multi unit (3 flat) in Chicago. I plan on using an FHA loan for the property which definitely complicated things a little bit. I'm in the attorney review stage and I asked for a laundry list of items to be fixed. However, they are giving me about half of what I requested for all the repairs and for me to fix all the issues that may come up in an FHA inspection. One issue alone will eat up half of that. The other issue is unknown.

They are also unwilling to sign off that everything was done to code. My questions are as follows:

1. Should I counter back and ask additional money for repairs?

2. I’m concerned that the building is not up to code as a result of them not signing off. What should I do?

@Andy Basler perhaps use cozy or you could use Zelle instead. Many banks have Zelle
