Option 2 for the foreseeable future and if your dream is to do option 1, do option 2 until you can afford option 1!

It depends what you feel like you'd be better at. Do you like being in the hospitality business? If yes, go towards short term rentals. If you don't, go towards long term rentals. 

I would also make sure the $50k you have will be able to afford you a downpayment, property reserves, and enough to do the renovations you want to do on the property to ideally increase the value.

When you buy a property, you want to look at the assessed value that the previous owner was assessed at. If that value is significantly lower than your purchase price, you can almost guarantee property taxes will go up.

For your property taxes now, see if you can assess or see if you're eligible for any exemptions that would reduce your property taxes

the benefits of having a self directed Ira is that you can choose any investment you want. While this is not formal investment advice, real estate notes tend to pair well with a self directed Ira because it's tax efficient. 

if you lent out $10k regularly and get 10% interest, you'd have $1k in income that gets taxed. In a self directed Ira/roth, that money is either tax deferred or tax free, respectively.

I'd recommend going to real estate meetups and networking with people with private money. I'd look for people with IRAs or idle cash. Note investing in IRAs is tax deferred or tax free with a self directed Ira/self directed 401k. Continue posting your journey and remember to be as authentic as possible.

That's great to hear that the flips are moving along well and you're building a team. While you do this, you want to ensure you have proper entity structuring. It is very important as there are some large tax consequences. I'd recommend looking around on BP or using the tax pros finder

Welcome! You're on the right path with the house hack to start. I'd recommend making sure you have plenty of reserves. Just because you can get 0% down, doesn't mean you won't need additional monies in reserves. Best of luck in your search

If you can afford it , buy one house hack under her name and then later on buy a house hack under your name. Repeat the process as long as possible
