Can I cancel Plus membership before a year is up and get a refund of unused portion?

We have a home that had new vinyl just a few years ago, but the tenants tore holes in it, and now the vinyl is no longer made, so I can't patch it.  We would like to put down a vinyl plank, so that you can just take up a damaged piece and replace it, without replacing the whole room.  The vinyl plank we have found is all wood grain and it doesn't look good with our oak cabinets that are in the home.  I would like something that looks more like a stone, or even like the vinyl squares we found at Home Depot.  The flooring guy we usually buy from says the vinyl squares at Home depot don't perform well for renters.  Anyone have experience with these vinyl squares at Home Depot?  Anyone have any recommendations for us?  I can't just do tile, because the floor is plywood and it is too expensive and time consuming to lay underlayment, etc. 

Why would you use a company to find a tenant unless you don't have time to show it?  You can do everything they do, and probably do a better job, since you will be meeting the applicant yourself.

My rental property manager leased an apartment to a lady who at the time had no pets.  She moved in her sister, who then got a puppy and a letter from a therapist saying the dog is a companion to her.  The dog has grown, and is banging around, barking, all hours of the day and night, and bothering all the other tenants.  I have told the lady about it several times, and she says she will tell her sister, and nothing changes.  The lady's lease ends July 31, 2018.  Can I give a 30-day notice and get her out earlier or do I have to give notice that she has until July 31, and then her lease will not be renewed?

I think the fourplex is over-priced, as far as what I look for anyway.  A few years ago, you could buy a 4plex in Co. Springs at a decent price, but the Denver growth has pushed prices up in the surrounding towns.  You might find an owner who is ready to sell at a decent price through direct mail.

We have a tenant who has a puppy, even though her lease says no pets.  She is claiming it is a service dog in training.  The Scottsdale library doesn't allow "service dogs" who pee and poop where they shouldn't.  I don't think this tenant can claim "service dog" and get away with it legally.  The problem is it is peeing on the floors, which are mostly tile, but bedrooms are carpeted, and the tenant isn't picking up the poop in the yard.  

We have told her to get rid of the dog, but she won't return our calls now.  Would you give her a 5-day notice for breaking the lease?  Or how would you handle it?

We own a home that we have rented out.  We are considering selling it to the tenant.  Does a 1031 come into play?  Are the payments considered income on your taxes?

Yes, they do.  We would do repairs, and bookkeeping, and be responsible for income and expense reports to the Forest Service.

Does anyone have experience renting out a cabin for the Forest Service?  I am considering it, but just wondering what the experience has been like for others.
