@Diane G. Thanks. Easier said than done!!! I am baffled to see Craigslist still show a rent of $1115 and Zillow with no incentive. My PM says they have changed at the central place and it should automatically pick up but its not. At my wits end with this. I am going to talk to my PM today. This can't be so difficult.

@Diane G. Please find attached the information that shows up when listing is attempted for changing at Zillow.com. So, the feed comes directly from PM but is not reflecting the change.

Thank you all. If I dropped the rent, which one below is more attractive - $995 with a 1/2 off first month rent as move in special or a rent of $975 to $950 with no incentives?

 Alex - you recommended like everyone else a drop in price which has been done. I am not sure what else you are referring to.

 Curt - thanks. I do agree that I spoke with a lot of you and you have been very helpful. Thanks for that. But I do not believe the crux of the issue is turnkey versus not. I did buy a property in very good condition at a good price in a fairly good neighborhood. Similar priced properties in same areas and turnkey would have been much more expensive. The issue is about timeframe for renting. And you are right price seems to be the only factor now.

My proposal is to learn from this and don't give up on RE. when I first invested in re, I had a mentor that was all I had, didn't read any books and nothing like BP was available. I went straight to multi-family and it turned out to be a blessing. I also made tons of errors because of lack of understanding of re or put it in another way lack of education in RE. but one thing I did right is I never give up. so don't be discouraged by the first investment and please don't blame it on BP. On the rental. I'd give two more weeks after the new concessions, if it is still not rented. you need to be more aggressive like drop $100 every two weeks till it's rented. I understand you have an internal threshold but that has nothing to do with market rate. so you need to leave youreally emotion out of it and let the market works it out.

It appears to me you are asking in the higher range of rents for the area was this your decision or property manager? Personally I would say renting that home in that market could be 60 days easy, it's kind of a "transition" area and timing means a lot to those tenants digging up first, last and perhaps a deposit.

 Dean - thanks for the feedback. Most of the folks I connected with on BP seem to have rented their place in 2- 3 weeks. Maybe they just got lucky, I do not know. But that's the reason I am worried since it has taken 45 days. When you say rent is on higher side, can you quantify on what basis you are making that conclusion? Rentometer rents are upwards of $1183 average and $1195 median. Since mine is attached I dropped the rent to $1050 and also threw in a half off first month rent as a move in special. So I would be curious I understand your rationale for saying rent is high.

Where I invest my rentals, I am familiar with the market to the point that once I see a street name, I know all the good/bad about it without having to look up anything.....Do you have that level of knowledge about Memphis? what is the good/bad about Marsha? Do you know?

 Memphis is a difficult market as street by street can differ. When I did my research we had selected based on average rental in the area (rentometer), assessment values, Trulia crime map comparison, property taxes (only one tax, no city and county tax), neighborhood walk through, condition of the house. I am not sure I could have done anything more.
