Hello Folks - I see a number of hudhomestore homes I am interested in. My concerns are what do I do if an inspection uncovers structural issues that can make the investment unprofitable or what if title search reveals liens against the property or if other such issues come up. Does the offer allow these contingencies to be baked in? Also, when do I need to engage an attorney?

Folks - I am looking for an Agent who is experienced in helping investors. I have done a lot of analysis on MLS listings including the more detailed Frank Gallinelli version of using NOI and cash flow to derive IRR and shortlisted 4 multifamily units from 100s that I looked through that I want to pursue and which offer a good COC and cash flow per unit. I have spent countless hours researching deals and arriving at single digit numbers that satisfy most of my investment criteria. But I am having trouble identifying agents who will provide a timely response and arrange showing. I am looking for an agent in the Mercer county area of NJ. Key traits I am looking for are knowledge of the local market and responsiveness to my inquiries and arranging quick showings. If you know of anyone good (again with enough experience assisting investors), please PM me as soon as you can. I have 4 properties that I would potentially like to see within this weekend.

The Agent I am working with says since these are sold as is, I could put a financing contingency but nothing more. My concerns are what do I do if an inspection uncovers structural issues that can make the investment unprofitable or what if title search reveals liens against the property or if other such issues come up. It seems unrealistic that I would need to incur expenses on the above items before submitting an offer. How should I handle this situation? Also, do I need an attorney to look over the offer letter before submitting?

Folks - I am trying to get off-market properties (predominantly bank owned, pre-foreclosures, foreclosures etc.) but need a place to search for the same. Are there recommended sites / portals where I could search for this? I have been looking at hudhomestore.com, hubzu.com, realtytrac.com etc. but am not sure if I am looking at the right places.

I understand and I have an appointment with someone I met at this site on Friday. But what do I need to let the current agent know about the listings he has been sending through auto alerts? Should I unsubscribe?

Hello Folks - This is the situation. I am a new investor and spoke to the agent who had previously listed my home and gave him my criteria for setting up automated alerts. I received these alerts and shortlisted properties of interest and communicated the same to him as properties I would like to see. He was supposed to have arranged for me to take a look at them over the Labor day weekend. In fact he called me the Tuesday before saying he is trying to line up someone to take me to see. But, I did not hear an update from him nor courtesy info. that he could not fulfill his promise. I keep getting the alerts everyday. I am continuing to analyze and shortlist properties. What is my obligation to the agent? Should I reach out directly to the listing agent or should I get another agent who will work with me? If I get another agent or reach out to the listing agent, what do I need to do the MLS alerts I am currently getting. I definitely need these sent to me.
