Hi everyone -
I own a 5 bed 4 bath home here in North Austin, TX that I currently house hack. I've been doing 3-6 "trial leases" for new tenants and they can extend after; however, I have a W2 sales job that takes a lot of my time. Finding tenants via facebook, craigslist, word of mouth, etc.. doing a phone screen, running background checks, etc.. takes A LOT of my time. I'm starting to wonder better ways to outsource this work and find solid tenants who will stay for the long haul.
Unfortunately, I don't have tons of margin to work with. When I move out in Sept, get married, and fill my current room, I'll basically be breaking even after expenses and maintenance.
Any vets in here that have solid advice on how I can outsource finding awesome tenants who sign longer leases and all the work that goes into that?

Hi Dave. I’m the homeowner and live there and do rent by the room. I’m thinking your advice on signing longer leases is the way to go. The revolving door of 3 month leases on renting out the 4 bedrooms is exhausting.

Hi BP Community -
I'm struggling with tenant turnover. While everyone has fulfilled their leases and I've had zero vacancy in my 5 bedroom 4 bath home in North Austin, almost every tenant has departed after three month trial lease. Most have left due to personal reasons and claim it's nothing to do with the house. I keep systems in place for cleanliness, quiet hours, etc... Everything works great (knock on wood) and the home is in great shape. I'm looking for ways to get tenants to sign longer leases and stay longer.
I'm currently doing 3 month trial leases and if they feel it's a good fit, they can extend to a longer term lease or do a month to month and a higher rate.
Any suggestions on getting tenants to stay longer is appreciated. I'm new to this so thank you for the wisdom and insight.

My rental in north Austin has a backyard that needs work... It's a little bit of a free for all and looking for recommendations for minimizing maintenance in the yard. This is my first property and is a 5 bed 4 bath. I'm trying to find affordable options where there is little to no up keep... Do I xeroscape, just add grass, etc...?

I'll need a new fridge/freezer and washer/dryer in my first co-living property. There's 5 individuals living in the home and need something reliable and big enough. Any recommendations of a washer/dryer and fridge/freezer that won't break the bank?? Thank you!
