@Tyler Vining Given the average monthly rent numbers in the area, you could also:

1. Sandwich lease agreement, or 

2. Lease w/ option to purchase agreement (aka "lease to purchase" or "rent to buy") and keep the non-refundable "option consideration" as a fee for your services.

For a buy & sell, what is the average DOM for the area?

@All, I think a combination of LinkedIn and BP is crucial to a solid online presence. I take LinkedIn just as seriously as I do BP. 

I feel the main reason many people may not like LinkedIn as much is because of the way their profile is structured. And if structured incorrectly, it leads to a completely underutilized social network. On the other hand, if you really put time into creating a profile that sells you, your company, ideas, thoughts, etc - you'll get traffic, endorsements, messages, recommendations, and most importantly, opportunities!

@David Begley hit my top 3, well done. The only other item I would add is when I am asked to sign a NCND prior to getting the property address. Don't do this. If you have a good relationship with your seller, then circumvention is never an issue and always under control.
