So, what you're saying is that there is no visible way of knowing if the drywall is contaminated. Then part of the inspection or homework before purchasing a property should be this air test?

Thanks for the reply. I'm not looking to pay that much for funding....I'm looking to charge that much to provide funding ! LOL - Since usury was mentioned.

Right...which is what I wrote on my post...I just think it's really funny...and it's the first time I actually get this offer from a tenant.

We have several SFH's rentals and now we started renovating/managing a 12-plex we just purchased. One of the tenants got the 3 day notice after a month and a half of promising to pay rent. Well...the 3rd day was up on Wednesday night...that Tuesday night..at 11:40PM...we get a call from the tenants Mom...offering a bracelet as payment for her daughter's rent. My husband who took the call told her we have a rental business...we are not the red cross NOR a pond shop. She was out by the end of her third day...only after telling her Mom that we would also take her daughter to court for back rent and damages and that we will make sure to dent her records. Anyways...I've never been offered STUFF for rent. And by the way...SFH's are a lot easier to manage then appartment buildings!
Have any of you taken something other then money as rent payment?

Once you find private investors...how do you structure and document the partnership? Or do you just offer a percentage return ?

There is no percentage that will work. Every single property is different...market, area, reno needs, ARV...I mean...so many factors.... Read about the 70% of ARV here in bigger pockets...it will help you understand how to figure out an offer. As form my experience....I've never seen a Bank take 5 or 10 % of asking...if you can do that...you got a good deal. I hope this helps and good luck !

So...This Federal Housing Credit $8000 is helping sales in my area BIG TIME ! I'm afraid though that after the credit is gone...the housing market will come to a complete halt. I just got under contract a flip of mine...and I'm looking to start another soon after it closes...BUT...I'm afraid I'll get stuck with it if the Housing credit does not re-new...which I honestly don;t think it will. What do you guys think and what are your plans regarding FLIPS after the $8000 credit is gone?

Congratulations on your plan to be independent from the rat race at some point! I think your goals are very doable - now I would change it and make it more agressive...like the other person said - find a R.E investment group right away...you can learn from those meetings even more then you would from a book....also read a lot ! Bigger Pockets is a great resource. Your goals right now are somewhat long term...I recommend you work on Short term goals... make them specific points on how to reach the long term ones. Also... do your numbers ($$$) how do you plan to aquire and re-hab your first property? Research your market....and all these as you learn and work. Basically what I'm trying to say is..."Aim at the starts so you can at least reach the moon".
