My partner and I are looking for properties in the Denver area to fix and flip. We are an all cash buyer looking for properties in need of cosmetic (and sometimes more) repair. We specialize in product in the $150K-$350K range.

Hello - I recently upgraded to BP Pro as I am now serious about pursuing real estate investments. I wanted to reach out to the forum and ask people their personal experiences with deciding on which market(s) to focus their investment strategy on. I understand the south and mid-west markets have been 'hot' over the past couple of years, but I find it difficult to narrow down to individual states, cities, and communities. 

For additional context, I am looking to invest $30-$50K and purchase long term hold duplexes/triplexes/quadplexes. I currently work a time intensive job in the commercial RE sector, so I am looking to build a dynamic team of a broker, PM, lender, contractor, etc to help with the overall processes. 

Please share any personal experiences / advice you may have. Anything is much appreciated!
