I have found it tough to make money near the University of Memphis because the rent ratios to price do not pencil out the way they do in other parts of the city. The prices are too high and the rents are tough to get and maintain. Other investors may do very well there, but I prefer to be in the suburbs and in areas where there is more demand for stable, family homes.

Fair enough. That is pretty much my niche market I have interests in. I'll talk to my teacher for further details and the such on what zipcodes I should consider. Funny thing is there were a few houses that even I could get lol. Was very nervous about placing a bid.

Wayne Woodson I was seen a few of those and my mouth dropped on the prices. I was like no way.

I think I may have seen you @Ned Carey. I was at the Baltimore REIA panel. BTW some of the "experts" were struggling in "teaching" since they couldnt "pitch" their products. ROFL

BTW if any BPer want to meet up for lunch on Sunday I am open I'm still new and love to pick the brains of all of you.

I agree. Right now there are few vacant duplexes in NW Baltimore right now. I also want to hit the duplex market near the colleges. Morgan State has tons of them. I think JHU has a few. But that is my niche anyway. The college market is the main niche but multifamilies is another that is apart of that market anyway.

these are the business cards that was done for me

used the logo that was generated to create polos for me to wear when I walk around looking for houses.

This helped me get into the door of a owner occupied whom was selling his house. I said I was an "investor" and he joked saying it was a "dead giveaway" Im serious Tony try that.

What about the children's father?

7/10 times that story of no family is crap. I mean yes times are rough but there bound to be someone the money can be borrowed from. That how it works. It looks like starting the eviction process is the only way. From what I told there is way to make things clear.

I have to. I'm 32 and my parents are getting close in their 60s. My father is 53 my mother is 56. My sister lives in SC while working in Japan my brother is unable to step since he is disabled. So I have to step up to make sure my parents won't struggle at all when they retire. That is the reason why I am motivated. I need to get this right and together right now. There is no holding back. I don't care I sleep only 4 hours a night. This happens right now. I get up around 4:30am go to the gym and work out 5am, get myself ready to be at work by 8:30am, stay late to do OT to get some more capital to play with and write letters from 8pm to 11pm to be sent out. I just have to do this. All I need is maybe my entire salary from deals and Ill quit my job immediately. Going to open a self directed IRA soon. I already gave my sister a portion of the LLC and waiting for her to send me the docs back.
