I set aside of the gross income each month following

• 12% - maintenance
• 10% - vacancy
• 15% - property management

I manage property by myself and I do not plan to have property manager soon. However, I want to develop a habit to set aside money for property manager in case I can not manage the property anymore.

Here is definition from mhvillage.com

"Below are the approximate definitions of each term, but from a marketing perspective, these terms are largely interchangeable. "Mobile" is by far the most popular term; "Manufactured" or "Modular" are more upscale.

• Select Mobile if the home was built before 1976.
• Select Manufactured if the home was built after 1976 and is not on a permanent foundation. A manufactured home is built to federal HUD standards and will have a HUD seal (small aluminum tag) attached to each section of the home.
• Select Modular if the home is permanently attached to a foundation and was built to local building codes (BOCA codes)."

We use Todo Cloud appigo. It is to do list which you can share with your partner(s). It cost 1.99 per month. It is hard to image my life without it :)

I am mobile home newbie investor. I hold 3 promissory notes for 3 different mobile home that I sold. I need some cash to move on with my business and buy more mobile homes. Is it possible to sell promissory notes? Is it legal? Does anybody buys them?
