Hi everyone,
I am making the jump into apartment complexes and I am having (typical) newbie issues of raising funds to purchase. I was wondering if anyone was able to pull equity from multiple properties all at once? I have enough equity in 5 of my properties to put the down payment on the apartment complex I am looking at without any outside help. I would love to be able to leverage my own equity to finance this project, but short of doing 5 HELOCs, I am unsure of how to proceed. Any thoughts would be appreciated!

I would definetly be wary of the Fayetteville apartment market. They have a new huge apartment complex that is supposed to have up to 1000 units when completed right off all American highway which is he main road into Bragg. A lot of the bigger apartment complexes in the area realize what's going on and are selling. Just a word of caution. But if you are doing a value proposition to the market that is not targeted by the newer complexes (~$600-700) this could be an amazing deal. I am currently looking at applewood apartments nearby so if you need help with comps and target audience let me know.

Congrats on a well thought out business plan! Funny enough, your plan is almost exactly the model my group started out with. We are about to close on our first apartment deal here in NC and I want to wish you nothing but the best of luck! Hey man, plenty of senior officers/enlisted on here that are doing buy and hold real estate. Ive been doing it for the last 9 years or so and have done 5 deployments during that time. For investment properties, there really is no going around the 20-25% down. The VA does not fund investment properties, only primary residences. The same is true with all other commercial lenders. Your best bet given your situation is to probably do the following if you want to build your portfolio with low/no down:
1. Move into another house and utilize your remaining VA entitlement. Stay for 1 year.
2. Move into another property, but utilize a conventional loan (you can go as little as 5% down). However you must realize that you will be paying PMI on top of your mortgage.
3. Rinse and repeat every year. I didnt really start to notice the cash flow until I was on my 5th house. By then, every house after you really start to snowball. It is a slow process, but one that does not tie up all your income/equity into one property and can build long lasting wealth. Hope this helps and best of luck from a former O-Town member!
