Im new to this board, and I want to start investing in Foreclosures and performing flips, but when I come across forecloures for sale in the state of Maryland they average $300-450,000!!! Thats way too much for a foreclosure.. It makes me so jealous when I see some of you investors buying homes for $70,000-$90,000, or the in the $100,00 range in your home states. I basically would like to hear from MD investors on how you purchase properties, what do you do with them, what area do you invest in, do you make a considerable profit, etc. Thanx.

Hello im new to real estate investing and im looking into buying a rental property for $120,000. A 4 bedroom, 3 bath single family house. Most banks ive checked out want 10% for investment properties, which would equal $12,000. Im looking for ways to come up with this downpayment without dipping into my savings, can someon e please give me some advice? Thanks

Hello to everyone,
Im recently in the process of buying my first investment property( a duplex) and I am currently seeking financing. I talked to an aquaintance at Wells Fargo a few days ago and she said that I cannot get 100% financing for investment properties, and that I have to submit 10% down. But if it was a house that I was going to livein i can get 100%. Is there anyway around this, or any other lenders so I can get a loan without putting anything down? Your help is appreciate thanks.
