@Bruce N. Which tasks do actually enjoy or like doing? Which ones do you dislike? Since you are feeling burnt out, hire someone to do the tasks you dislike, regardless of lower cash flow. Spend that time growing your portfolio, chasing after your dreams or starting another business.

@Nathan G. If you start eviction process on day 12 and they pay on day 18. In addition to late fees does your state also allow attorney fees?

Even without a hill, landlords need to get in the habit of maintaining their yards and not leave it up to the tenants. You can always tell which homes are tenant occupied and which are owner by looking at the lawns. Just add lawncare to the rent and hire professionals to do it.

My initial thought too. With my first listing earlier this year, I got a couple renters who were still under lease and needed up to 2 months to move in.

Thanks. It sounds like showing before it is ready is not a good idea. But alerting potential renters a couple weeks ahead, that it is coming soon may be good.

Thanks. This is what I thought initially when I posted my first rental. I waited until it was 100% ready. There were many who needed 1 or 2 months before they were ready to move. That got me thinking at the time I may have waited too long to list.

We have a 1/1 apartment coming up for rent in 7 weeks. Should we list it now even though it is not ready for viewing or wait to list when ready to show? When is an ideal time to list a property for rent? What are pros and cons of listing now or listing when ready to view?
