I use either. They can prescreen with Avail before paying a the application fee or they can use their Zillow application. I don’t think the Zillow prescreening app is junk, it is good enough for prescreening.

Yes but not a good idea, unless they are a significant other, child, parent and so on. The person on mortgage is responsible for loan. Meanwhile, the second person on deed is enjoying ownership without responsibility to pay.

“MF does not appreciate as much as SF…”, I am not sure that is still true. It is all demand and supply. Yes, there are more potential buyers of SF but there are also so many investors waiting to snatch up any investment grade properties. I think MF have started to appreciate a lot more now than several years ago.

My advice to my sister-in-law was to contact the property manager immediately.  Explain to them that your roommate has been physically abusive to you on multiple occasions, and that that based on this you would like to get out of the lease immediately.

Is there anything else she should, or could be doing to get out of this lease as fast as possible?   Other than the obvious of moving out as soon as she can, calling the police if her roomate/ex-boyfriend so much as raises his voice while they are still living together, my wife and I would appreciate an advice the landlords and lawyers may have to give.

Kicking out the boyfriend while she remains at the property sounds like major tragedy loading.  I think you should help her pack her stuff and move in with you or find her another accommodation asap(like yesterday). Then cancel the lease with PM or Landlord, it should be easy to prove domestic violence if cops have been called to residence a couple times.

 Why would an investor want 1 agent working for him? Instead of working with several agents? Do agents not have multiple clients? Investors should have multiple agents who know what the investor is looking for. When agent(s) notice a potential property on mls or other source, they call on investor and set the ball rolling on that property and should get all the credit for that specific property.

Likewise, if investor finds a property, they call on one of the agents. If agent is too busy with other clients or other commitments, investor should call on another agent.

I think it makes sense not to be elusive with an agent. Instead, any agent who brings and/or shows property would be elusive on that specific property. They would manage the contracting, showing and get the commission.,

Sewer is backing up; I want you to put me up in a hotel" Do you know how much it will cost to replace the sewer? 

The 80 BUX a month for PM is meaningless. I read posts all the time, of terrible stories,,,,,

NOBODY is going to jump when you call them, everyone is much too busy. You need a team.  

rethink and get a new PM
