Scratch my last question. My state doesn't sell tax liens, which means I'll turn to learning about deeds. I keep seeing the same stuff over and over about about both liens and tax deeds. I understand liens are easier to make money on, but can you make money on deeds? Has anybody here done it?

What is a normal price for a tax lien in a southern state? I have a couple hundred to play around with, so I'm really just wondering if I could do anything with it in the tax lien area

Dawn Brenengen not any specific. Just any in general that are a minimum 5% down. I thought I read the same as what you said. That as long as you stayed for a little bit after you bought it, it qualified as owner occupant.

So for owner occupied loans it's the greater of a year. Does that mean 6 months and 1 day then you can move into another duplex, for the same amount of time and get another owner occupied loan? So on and so on?

I understand the "assign to" part of a wholesale deal, but when does the wholesaler get the money? Does the wholesaler pay a certain amount down to lock in the deal then the buyer pays and wholesaler takes the spread? Guess I don't completely understand.

@Dan DeMott that makes sense. How many clients/units did you have to manage before you could make it a full time job?

I can see that being a big problem. Also a huge reason why Property Managers get a bad reputation. Maybe there's room for some good ones then...
